Overwater Bungalows: The Best by Region, and What They Really Cost
Overwater bungalows by region, from Mexico and the Caribbean to Bora Bora, Fiji and the Maldives, with what each costs and what to check before you book.

Overwater bungalows sit on stilts over a lagoon, with a deck, a ladder into the water and, in many, a glass panel in the floor. The closest ones to the US are in Mexico and the Caribbean, where Palafitos at El Dorado Maroma ran over $1,000 a night in 2026 according to Islands.com, and the most famous are in French Polynesia. The region you pick moves the total more than the resort does, because it decides whether meals are included and how many flights you need.
This guide sorts overwater bungalows by region, says which ones are all-inclusive, and lists what to check before you pay a deposit. Where a number comes from a resort, a publication or an authority, we name the source.
Overwater Bungalows Closest to the US
If you live in the US, you can reach overwater bungalows without a transpacific flight. The options are fewer than in the South Pacific, but they are real, and for a long weekend they beat a 20 hour journey.
Mexico: Palafitos at El Dorado Maroma
Palafitos Overwater Bungalows at El Dorado Maroma, on the Riviera Maya south of Cancun, is the best known set of classic overwater bungalows in Mexico. Islands.com (Leslie Veliz, April 2026) calls them Mexico’s only classic overwater bungalows and places them at the all-inclusive, adults-only El Dorado Maroma. Per the same article, the bungalows have glass floor segments and a butler, and the rate covers meals at the main resort’s other restaurants as well as the Overwater Grill & Bar.
“Palafitos” is Spanish for stilt houses. It is the name of the overwater section, not a separate destination, which is why searches for “palafitos overwater bungalows” lead to this one property.
Islands.com put Palafitos at over $1,000 a night and the El Dorado Maroma suites at under $500. Its tip for lowering the bill: book a night or two in the overwater bungalows and the rest of the trip in a suite at the main resort.
Caribbean: Sandals and a Few Others
Sandals is the main name in Caribbean overwater bungalows, and it sells them at several of its resorts in Jamaica, Saint Lucia and Saint Vincent. The newest are at Sandals Saint Vincent and the Grenadines, which Sandals said in a September 2023 release would open on March 27, 2024 with Two-Story Overwater Villas “built directly atop the sea” and a rooftop lounge. Ask Sandals for the current list of resorts with an overwater category, because it has added them in stages.
The Sandals model is all-inclusive and for couples, so the price you see covers meals, drinks and most activities.
Belize and Panama
Belize and the Bocas del Toro archipelago in Panama have a handful of stilted, over-the-water cabins, usually in a rustic style: wood, thatch, a ladder to the water, and fan or air conditioning. They are the cheapest way to sleep over water in the Western Hemisphere, but they are not the polished, butler-serviced product you find in Bora Bora.
Treat them as lagoon cabins with a story, not as a luxury category. Check each operator’s own page for what is included, because many do not include meals.
The Best Overwater Bungalows in the South Pacific
French Polynesia is where the form was invented and where it is still done at the highest level. The lagoons are calm, the water is clear, and the resorts have had decades to refine the product.
Bora Bora
Bora Bora is the reference point. The island’s resorts, including Four Seasons Resort Bora Bora, Conrad Bora Bora Nui, St. Regis Bora Bora and Le Bora Bora by Pearl Resorts, are built around rows of overwater bungalows with views of Mount Otemanu. Rates here are the highest in this guide, and most resorts sell rooms on a nightly basis without meals, so food and drink are a large extra.
Moorea and Tahiti
Moorea is a short ferry or flight from Tahiti, and it has overwater bungalows at lower prices than Bora Bora, with a taller, greener backdrop. Tahiti itself has overwater options near the airport that suit a one-night stopover better than a honeymoon.
If this is your first trip to the South Pacific, Moorea is where the price-to-view ratio is best. Bora Bora is where you go once you know you want the postcard.
Fiji
Fiji has overwater bungalows on several islands, notably in the Mamanuca and Yasawa groups. Many Fijian resorts include meals or offer meal plans, and the service tradition is warm and family friendly, which makes Fiji the easiest South Pacific option if you travel with children.
Indian Ocean and Asia
Maldives
The Maldives is the other great overwater destination, and it sells “water villas” rather than bungalows. Because the Maldives has its own search demand and its own price logic, we cover it separately in our guide to the best resorts in the Maldives. The short version: the water villa is the default room at many resorts, and the transfer by seaplane or speedboat is a cost to price in.
Other Options in Asia and the Indian Ocean
Beyond the Maldives, overwater villas appear in Mauritius, the Seychelles, Thailand, Malaysia and the Philippines. The product ranges from a full-size villa with a private pool to a modest stilt room, so compare the exact category, not the destination.
All-Inclusive Overwater Bungalows
Few overwater bungalows are all-inclusive, because the most expensive resorts in Bora Bora and the Maldives usually sell rooms and meals separately. The all-inclusive ones are concentrated in Mexico and the Caribbean.
Picks
- Palafitos at El Dorado Maroma (Mexico): all-inclusive and adults only, per Islands.com.
- Sandals overwater villas (Jamaica, Saint Lucia, Saint Vincent): sold on the Sandals all-inclusive, couples-only plan.
If your goal is an all-inclusive stay that is not necessarily over the water, see our guide to luxury all-inclusive resorts, which lists what each plan does not cover.
What an Overwater Bungalow Costs
Prices change by date, and the overwater category usually costs well above the resort’s cheapest room: at El Dorado Maroma, Islands.com put Palafitos at over $1,000 a night against suites under $500. Resort rates move by date and sell-out, so check the resort’s own rate page for your dates. In general, an all-inclusive overwater bungalow in Mexico or Jamaica bundles meals and drinks into one price, while the rate at a Bora Bora resort usually covers the room only. Open each resort’s own booking page with your dates and compare the total with taxes and fees, not the headline nightly rate.

Two things change the total more than the room rate. First, meals: in Bora Bora and the Maldives, food and drink often cost as much as the room. Second, getting there. A Bora Bora trip from the US usually includes a flight to Papeete and a connection to Bora Bora, and a trip to the Maldives includes a seaplane or boat transfer. If you want the cabin to be the quiet part of a longer trip, our guide to business class airlines shows which carriers fly the long routes best.
If the budget is flexible and the route is awkward, a charter yacht can combine the lagoon and the room. Our yacht charter cost guide has the numbers.
Before You Book
Glass Floors and Ladders
Not every overwater bungalow has a glass floor panel, and not every one has a direct ladder into the water. Some sit at the end of a pier with a deck above the lagoon but no step into it. If swimming from the deck matters, ask the resort for the exact category, and look at photos of that category, not the resort’s hero image.
Seasons and Storms
The Atlantic hurricane season runs from June 1 to November 30, according to the National Hurricane Center. That covers the Caribbean and the Gulf side of Mexico. Rates are often lower in these months, and the trade-off is the chance of a storm. Check the cancellation and rebooking terms before you pay.
The South Pacific and the Maldives have their own wet and dry seasons, so check the resort’s own climate page for your travel month.
Kids Policies
Policies vary a great deal. Palafitos at El Dorado Maroma is adults only, and Sandals is for couples. Many Fiji and some Bora Bora resorts welcome children, though some limit overwater bungalows to guests above a minimum age because of the open ladder and water. Read the resort’s child policy before you book, not after.
A Short History
France’s official tourism site credits three Californians, Hugh Kelly, Muk McCallum and Jay Carlisle, who arrived in French Polynesia in 1963, with the idea. They opened the Bali Hai hotels on Moorea and Raiatea, and because Raiatea has no sandy beaches, they put the rooms on stilts over the lagoon, borrowing from traditional Polynesian homes and fishermen’s cabins.
The idea spread to Moorea and Bora Bora, then to Fiji, the Maldives and the Caribbean.
Frequently Asked Questions
- Where are the closest overwater bungalows to the US?
- The closest are in Mexico and the Caribbean. Palafitos at El Dorado Maroma sits on the Riviera Maya, a short flight from many US cities, and Sandals sells overwater villas at resorts in Jamaica, Saint Lucia and Saint Vincent. Both are all-inclusive.
- Are there overwater bungalows in the Caribbean?
- Yes. Sandals sells overwater villas at several resorts in Jamaica, Saint Lucia and Saint Vincent, where two-story villas opened with the resort in 2024. Belize and Panama also have rustic over-the-water cabins with fewer services.
- Are there all-inclusive overwater bungalows?
- Yes, but they are the exception. Palafitos at El Dorado Maroma in Mexico and the Sandals overwater villas in the Caribbean are sold all-inclusive. Most Bora Bora and Maldives resorts sell rooms and meals separately, so food is a large extra there.
- What are the Palafitos overwater bungalows?
- Palafitos Overwater Bungalows is the overwater section of El Dorado Maroma on the Riviera Maya in Mexico. The name means stilt houses in Spanish. It is adults only and all-inclusive, with glass floor segments and a butler, and Islands.com put it at over $1,000 a night.
- Are overwater bungalows safe for kids?
- It depends on the resort. Open ladders and deep water make some resorts limit or ban young children in overwater categories, and some are adults only. Ask for the child policy for the exact bungalow category before booking.
